LOAN SECURITY VALUATION OF A SUPERMARKET PORTFOLIO ON BEHALF OF EUROHYPO AG
Cushman & Wakefield was asked to provide valuations on a portfolio consisting of approximately 70 properties located in 60 municipalities throughout Sweden. The distance from the most northern property to the most southern property exceeded 2,000 kilometers and all properties were subject to individual inspections. Although a majority of the properties had a similar use (retail), the size of the properties differed substantially and ranged from a few hundred sq m to approximately 10,000 sq m. In addition, the age, property standards, number of tenants, and occupancy rates differed, which gave the property portfolio multi-faceted characteristics, all of which needed to be considered in the market valuation of each property.
Our Valuation & Advisory team carried out a detailed study for each market simultaneously as meetings were held with the property manager and discussions took place with the client to analyze each property’s individual characteristics. By keeping a close dialogue with the client and the property manager, we were able to quickly develop an extensive understanding and knowledge of the portfolio and efficiently carry out all valuations and reporting to the client. Having a small, dedicated team was essential to the success of the assignment, allowing for consistent reporting and a thorough understanding of the portfolio and its details, including individual property features and geographic diversity.
